Maidenhayes benefits from the following sustainable features: 

  1. Super-E Construction – This construction standard ensures that air leakage is controlled, leading to higher occupant comfort and reduced energy bills. A sophisticated Heat Recovery Ventilation system minimises heat loss by maintaining between 0.5 and 1.5 air changes per hour at 50 pascals of pressure (the average in a typical UK house would be above 10  air changes per hour).

  2. Cedar Timber Cladding – from fully sustainable sources

  3. Excel Warmcel Cellulose insulation – sourced from recycled paper

  4. Ground source heat pump – supplies heat to the underfloor heating and hot water from underground heat collecting panels. The heat pump, which operates in a similar way to a refrigerator, but in reverse, converts 1 KW of electricity into 4 KW of heat.

  5. Fermacell boards – produced from recycled paper and gypsum are used for the floor, wall and ceilings instead of plasterboard and chipboard. This enhances fire retardancy, and limits sound transfer within the house.

  6. Bamboo flooring – which only takes 4 years to grow at source, rather than oak, for example, which takes 100 years minimum.

  7. Soapstone log burners – 95% efficient, installed to be used alongside the underfloor heating, they require an external combustion air source to maintain the buildings air tightness.

  8. Reed bed sewage filtration system – a natural and non polluting method of treating sewage.

  9. Independent hot water supply from two cylinders and, separate heating control for the ground and first floor, along with high standards of insulation between the floors. This reduces waste when the ground floor (which provides separate accommodation) is not being used.

  10. Large glass gables – which add significant solar gain and light, further limiting energy usage.

  11. All appliances area all A rated, and the lighting is highly energy efficient.

The house in Cornwall is the first such house to be built for the Self-build market by DGS Construction Ltd, in partnership with DAC International, and is the perfect example of how the ethos of sustainability can be respected without compromising the functionality and visual appeal of the house house design.
